Our associates use lasers and software tools to produce high quality measured drawings. We provide clear and accurate records of existing as-built conditions with concise details, which are determined by architectural plan standards. Our clients are architects, building owners, developers, interior designers, construction companies, homeowners, engineers, and facilities managers. Our services include:

As-built Plan View Drawing

Plan View Architectural Standard Basic
Interior Floor Plan Asbuilt's Standard Floor Plan includes interior and exterior walls, windows, doors, openings, skylights, exposed beams, stairs, soffits, built-ins, plumbing fixtures, HVAC registers, accessible measurable spaces. Does not include exposed framing, electrical or lighting. Our Basic Floor Plan is minimal in details, but locates all walls, windows, doors, columns, posts and stairs. Does not include window type.
Interior Diagram This includes a poly-line of walls and jambs only. Exterior wall line is defaulted at 6" offset.  
Exterior Floor Plan Usually needed for space planning, this includes balconies, attached decks and patios with direct interior access.  

Site Plan
(Landscape Survey)

This is not a land survey!

Our Standard Site Plan illustrates structures and key surfaces relative to each other. Also, the power drop location, exposed utilities, Roof Plan and a line representation of the main neighboring structure assumed to be within 10' of the side property lines.

Our Site Plans do not include topography elevation lines.

Property Line dimensions and bearings are extracted from tax assessor maps. They are illustrated and placed relative to public right-of-way information and legacy landmarks i.e., garden walls, hedges, etc.

The precise and legal location of the property lines are not determined and not guaranteed by Asbuilt.

 

This is not a land survey.

Our Basic Site Plan illustrates structures, roof outline, and key surfaces relative to each other. No roof plan or neighboring structures.

Our Site Plans do not include topography elevation lines.

Roof Plan Roof outline with valleys, ridges, hips, slope drainage, parapet walls, and mechanical equipment. Does not include HVAC ducting or plumbing.  
Roof Framing Plan Includes plate, ridge, rafters, posts, purlins, etc., with member size & frequency annotations.  
Electrical & Lighting Plan Includes lighting, receptacles, switches, control panels, and communication devices. No wire diagram.  
Reflected Ceiling Plan Includes lighting, moulding, ornamentation, HVAC registers, soffits, exposed beams, and skylights. Requires Floor Plan.  
Reflected Ceiling Plan + Fire Includes lighting, moulding, ornamentation, HVAC registers, soffits, exposed beams, skylights and sprinkler heads. Requires Floor Plan.  
Fire Protection Plan Includes fire sprinklers, fire sprinkler valves, fire extinguishers, fire hose, fire hose cabinets, and sprinkler supply mains, in plan view.  

Foundation Plan

  Includes footings, foundation wall framing, columns, piers, posts, girders, sills, joints and slabs. Visable components only.
Equipment Plan Includes boilers, furnaces, pumps, valves control systems, compressors, etc.. Visable components only. Requires Floor Plan. Level of detail may be customized by client.  
Mechanical Plan Documents complete HVAC ducting and equipment system. Hidden ducting to be exposed by others. Requires Floor Plan. Includes visible HVAC ducting and equipment only. Requires Floor Plan.

BOMA Plan

BOMA chart delineating usable and rentable areas with floor plans per ANSI standards. Requires Floor Plan.
