SITE PLANS
White is included in a Site Plan?
A Site Plan locates structure w/roof plan and key surfaces within
property lines assumed from tax assessor map. Lot approx. __ sqft. This
is not a survey. Includes location of closest facing wall (at ground level)
of adjacent properties within 10 feet of subject property, indicated on
site plan via dotted line (does not include building footprints).
Do you do surveys?
No. We do Site Plans.
What if I don’t know how big the lot is?
This information can usually be found on the Tax Assessor map for your
property. If you do not have a copy of your Tax Assessor map you can
obtain it from your city/county Assessor’s office, this information
can usually be found online as well. If you have trouble finding the
information give us a call at 800.318.0099 and we would be happy to help
you find the necessary information.
Will your site plan provide my architect and/or city planning commission
with enough information?
Architects use our site plans all the time for planning purposes.
Typically, City planning departments assess whether or not the property
adheres to setback rules and land coverage regulations. Our site plans provide
this information.
we'll include a definition of the Site Plan on the quote. We advise reviewing
this with your architect or city planning contact. If you would like to add
or remove any items, please call back and I’ll revise the quote accordingly.
How does your site plan differ from a survey?
We do not determine property lines, we assume them based on tax assessor
maps. Nor do we provide topographical information.
People
usually get surveys done when they’re looking to establish their property
lines to sell the house or to settle a dispute with a neighbor.
Certain counties require topographical information, in which case you would
need a survey; however, our spot elevations might suffice, as they provide
elevation data at key points on your property relative to one reference point. we'll
include a definition of the Site Plan on the quote, we advise reviewing this
with your architect or city planning contact.
Can you provide elevation data on the site plan? Do you draw topographic
lines?
We do not provide topographic information, but we do offer spot elevations.
Can you include easements?
We will include any waterways, paths, etc. that we find, but we will
not determine whether or not they are easements.
Easements are streams, walkways, streets, etc. that are for public use even
though they may fall within a resident’s property lines.
If a client identifies certain easements and requests that Asbuilt annotate
them as such on the Site Plan, we will write in a disclaimer stating that
the easement has been identified as such by the client. Asbuilt waives responsibility
for any misrepresentation.
I would like you to show the building relative to the front property
line only. Can I get a partial Site Plan?
Yes. Asbuilt offers Partial Site Plans. Review the list of items we usually
include in a site plan, determine what your needs are and specify exactly
what you are looking for in your request for a proposal.
Can you locate the adjacent buildings?
Yes. Typically, we represent adjacent buildings showing their outermost
building lines relative to the subject property. The outermost building lines
are located at grade only and represented by about 10 lineal feet of the
building.
If you are looking for the entire building footprints of adjacent properties
please specify when requesting a proposal. Written permission of the
adjacent property owners is required.
FOUNDATION PLANS
What is included in a Fundation Plan?
Raised or slab; columns, piers, posts, girders, sill.
How do you do a Foundation Plan?
If there’s a crawl space, we crawl under the house and record all
observable foundation data. If the foundation data is available in a basement
or on the garage level, we record the information there.
The building is slab on grade. How will you show the foundation?
We will locate any observable concrete that looks like the foundation at
the base of the building and draw it relative to the exterior building shell.
The foundation is accessible through the basement. You’re
drawing the basement in the Floor Plan. What will I see in the Foundation
Plan that I’m not already getting in the Floor Plan?
If you’re getting a Detailed Floor Plan, a Foundation Plan may be
unnecessary, but it will provide you with the following additional elements
for a nominal fee:
- Sill
- Joisting if requested
- Anchor bolt size & spacing
- A separate drawing that shows all foundation elements independent of
the Floor Plan.
If you’re purchasing a Basic Floor Plan, the Foundation Plan will
provide you with the following additional elements:
- Sill
- Girders or overhead exposed beams
- Joisting if requested
- Anchor bolt size & spacing
- A separate drawing that shows all foundation elements independent of
the Floor Plan.
