WHAT WE DO
What do you do at Asbuilt Services?
We produce Architectural Measured Drawings of existing conditions of a site or structure. These drawings are also colloquially referred to as “As-built drawings.”
We
travel to and then methodically traverse a job site gathering the required information to produce the Measured drawings requested by the client.
We identify each element that is required by the drawing specification to record its location and attributes i.e., name, function, size, shape, material. orientation, elevation, frequency, etc. This data is acquired and transmitted via laser to a wearable computer that renders the data into a drawing.
The drawings are then plotted to scale, typically 1/4" = 1.0' on 24x36 inch Bond paper to be used for audit at the job site to verify drawing details to actual job site conditions. The drawings are then thoroughly reviewed for correct graphic detail i.e., layers, line weights, dimensions and annotation, prior to delivery to the client.
What are the drawings used for?
Remodel Construction, Historical Record, Lease Exhibit, Real Estate Marketing, Asset Management, Speculation, Due Diligence, Insurance Record, Ownership Transfer and Legal Recordation.
Two of the primary forces for this service are Public Safety and building lease contracts.
Building & Safety Permit regulations require Existing Condition drawings be submitted for review with all remodel plans. Owners, architects and engineers use our drawings to obtain permits and as base drawings for design, feasibility and cost estimating for proposed changes.
Building owners and managers use them as Exhibits in Lease agreements to delineate the details i.e., location, size, demising walls, etcetera. These drawings can also include calculation tables for each area and an entire building specifying area square foot calculations for rentable space, usable space and common area space as specified by accepted standards i.e., REBNY and BOMA.
What is the scope of services and products offered?
We are a full service producer offering a wide range of products designed to meet the sophisticated needs of structural engineers and architects as well as the high volume price sensitive lease, real estate and asset management market.
Since 1990, Asbuilt has provided floor plans, reflected ceiling, interior & exterior elevations, sections, details, roof, mechanical, electrical, plumbing, equipment and lighting. We provide virtually
all architectural and structural drawings including foundation, column grid, framing
and architectural landscape site surveys as well.
Our drawing specifications i.e., Standard Architectural, Basic, Diagram, Historical, etc., have been designed to provide various levels of drawing detail to generate a product that is both technically and economically appropriate for the scope of any project.
How do you do it?
We use a laser to acquire and transmit object identity and measurements to a wearable computer. The direct input from laser to computer minimizes errors and facilitates rapid data acquisition. Our software forces user compliance in a step by step process to create a site or structure Measured Drawing database. The data is automatically
rendered to a drawing for on-site verification. This enables real time audit for accuracy and completeness before we leave the job site.
